Ask your agent if they will keep an eye on the competition! (Also if you can keep an eye as well)
I think comparing the home in question to similar homes in the same area or neighborhood is often overlooked. I think agents often spend the time to do a CMA to get the price ok but then aren't actively comparing this to what is going on in the market in that particular area. When I take a listing and the seller uses email I ask them if they would like to take part in watching the market in the area. I set the MLS search to basically run in reverse and watch as houses are sold and what is coming onto the market in that area. It works great and it lets the seller be a part of selling their house. When as an agent it is time to lower the price the seller might be more likely to agree if they have been seeing what you see!

I think this is a really good idea. One of the biggest disconnects between an expert and his or her client (in any service oriented business-from real estate to teaching) is that the client feels under-informed. Bringing them into the process gives them a sense of ownership. I use this idea in teaching all the time and have found that students do much better work and are willing to listen better if they understand what's going on. Great post!
